November Home Maintenance: Protect Your Plumbing Before Freezing Temperatures Hit
Protect Your Plumbing Before Freezing Temperatures Hit
November is when we shift from “cool weather” to real cold.
Frozen pipes don’t happen because winter exists — they happen because small preventative steps weren’t taken before the first hard freeze.
Plumbing damage is one of the most common and expensive winter repairs. The good news? Most of it is preventable.
1. Shut Off and Drain Exterior Hose Bibs
If you haven’t already:
-
Disconnect garden hoses
-
Shut off interior water supply valves to exterior spigots (if your home has them)
-
Drain remaining water from the line
Water left sitting in pipes expands when it freezes. That expansion can crack pipes inside the wall — even if the damage doesn’t show up until spring.
2. Insulate Exposed Pipes
Basements, crawl spaces, and garages are common problem areas.
Look for:
-
Pipes running along exterior walls
-
Unheated utility areas
-
Drafty crawl spaces
Foam pipe insulation is inexpensive and easy to install. It adds a layer of protection during extreme cold snaps.
3. Know Where Your Main Water Shutoff Is
Every homeowner should know:
-
Where the main shutoff valve is located
-
How to turn it off
-
That it works properly
In a burst pipe situation, every minute matters. Knowing how to stop the water quickly can dramatically reduce damage.
If you’ve never tested it, now is a good time.
4. Check for Slow Drains or Minor Leaks
Small plumbing issues rarely improve on their own.
Before winter:
-
Fix slow drains
-
Tighten loose fittings
-
Address small leaks under sinks
-
Inspect water heater connections
Cold temperatures put additional stress on plumbing systems. Minor weaknesses can become bigger problems under pressure.
5. Open Cabinet Doors During Extreme Cold
When temperatures drop significantly, especially overnight, open cabinet doors under sinks on exterior walls. This allows warm air to circulate around pipes.
It’s a simple step that can prevent freezing in vulnerable areas.
Why November Matters
Once deep winter arrives, options become limited.
Contractors get busy. Emergency calls increase. Costs rise.
November is your opportunity to prepare calmly instead of reacting under pressure.
Frozen pipes are disruptive, expensive, and stressful — but in most cases, preventable.
The Bottom Line
Water damage is one of the most costly homeowner issues — and winter is a major trigger.
A few simple checks now can protect your home all season long.
